Follow Up on Crown Vented Traps

The question came up in Tom’s CE course at the last meeting; what’s the deal with the crown vented trap?

“Why are Crown vented traps prohibited?

Heavy flow down the drain could briefly backup into the crown, and debris would collect there over time, eventually clogging the vent. The P-trap, with a vent separated from the trap, evolved to become a better design, and crown vents were banned by the building codes in the 1950s.”

Meeting’s Discussion Follow Up

There was a discussion amongst the members in the last meeting regarding a couple of issues that we were not certain about:

  1. We were discussing the acceptable levels of lead in the water. Here is some clarification from Larry Ames and Tom Sherman on the issue.

According to the EPA and info from a current Microbac report, these are the actionable and reporting limits:

Testing Methodology: EPA 200.8, RV 5.4
Reporting Limit: 0.0010 mg/L  (lowest level to be reported using this method)
US EPA Action Level: 0.015 mg/L

2. Discussion regarding whether the gray SCH40 PVC pipe can be used on DWV / drainage systems since Tom believed that the grey pipe has not been pressure tested and might not have been approved for that purpose. I found one manufacturer that makes the gray pipe and claims it is approved for drainage systems, stating that it is a pressure pipe and meets all CSA and ASTM requirements if I read it correctly. NYSAHI Report (Tom Ott & Larry Ames 2021-22 STAHI Representatives)

  • Meeting held by Zoom 5/10 – Poor reception due to some members in remote areas
  • GRAHI (Newly formed Genesee Regional Alliance of Home Inspectors) – Radio show and Survey on Walk & Talk – Survey available to STAHI members.
  • Major drop-off in Home Inspections.  Buyers encouraged to offer without contingencies.
  • Agreement to use funds to develop website.  Encourage participation in NYSAHI.
  • STAHI Referral of GBAR Purchase Agreement provision to turn over all reports to Seller.  Matter in review.
  • Discussed concerns with NYS Radon Task Force

…established by Assembly Bill 10774A and Senate Bill 8845A in June 2018 to conduct a comprehensive study on the prevention of human exposure to radon and make recommendations to reduce and minimize exposure to New York state residents. The Council is chaired by the NYS DOH.

Specific items to be addressed include:

  • The need for interagency coordination of public education and outreach and prevention programs
  • The need for training, education and possible licensing of radon services providers
  • Any other related information that the commissioner of health may deem necessary or relevant in carrying out such study of radon in indoor settings
    • Concerned that Home Inspectors are not represented on committee.  Ross Relyea had been asked, agreed to participate, and was never contacted.  Committee seems to be overly influenced by mitigators.  Concern about conflict of interest when mitigators conduct real estate transaction tests.  Concerned that mitigators may be trying to displace home inspectors in initial radon measurement.  Board would like to see Home Inspectors better trained and supported with easily conducted and reliable tests and right-sized QA/QC.  Agreed to write to NYSDOH to get Ross on the committee. 
  • Looking for member input for what would add value to their NYSAHI membership. Ideas for Heads Up articles??? Others?

Old Business

  • Corona Virus Conditions – CDC Risk by County – Broome/Tioga had been down, but back up to “High”.  Central NY a hot spot for new COVID strain.  Poll conducted for May.  2 out of 3 for remote meeting.  Will monitor.  Dennis Cole story.
